Project Description:  Young & Laramore had outgrown its location on Massachusetts Avenue and needed to relocate.  the advertising firm had a strong desire to acquire space that enhanced their corporate culture.  After an extensive review of available properties, NAI Olympia Partners identified an old school located in downtown Indianapolis.  The school "fit the mold" of a creative space that would excite employees and was in close proximity to their existing building.

	Grain Dealers Mutual Insurance 6201 Corporate Drive, Indianapolis, IN
	Square Footage: Assignment:	21,000 Exclusive Tenant Representative
Project Description:  Grain Dealers was located in an old building at 1452 N Meridian Street.  After an extensive review of firms available to represent them in a relocation, Grain Dealers engaged NAI Olympia Partners to work on the project.  The initial thoughts from executives included moving operations to the south side of Indianapolis.  We wanted to open the search area and completed a Drive-Time Study for their 70 employees.  After completing the Study, it was determined that the northwest and northeast submarkets would accommodate Grain Dealers and not only provide similar drive-times for executives and staff (less than 4 minutes difference versus current location), but also help with retention and recruitment of new employees from a stronger labor pool.  With limited time available, we had negotiated a purchase contract on the 6201 Corporate building by September 15th, Grain Dealers occupied the building in November.  The building was also involved in bankruptcy proceedings in which we helped them navigate through the process.

	Virtual Meeting Strategies 8450 Woodfield Boulevard, Indianapolis, IN

Project Description:  After working with Virtual Meeting Strategies (VMS) on two previous renewals at their 8450 Westfield Boulevard building, the decision was made in 2006 to focus on a re-location of their offices.  VMS was seeking superior property management and a space that would better display their corporate identity.  After an exhaustive review of the market, NAI Olympia Partners' negotiations resulted in a significant moving allowance, a turn-key tenant improvement package and aggressive rental rates from the Landlord including free rent.

	Indiana Department of Correction Information Technology Dept. 101 W Ohio Street, Indianapolis, IN

Project Description:  During NAI Olympia Partners tenure representing the State of Indiana, the IT Division of the Department of Correction (DOC) needed to find a new home with better access to the government buildings and improved property management.  After evaluating five potential locations, we and the DOC focused on two finalist buildings.  We engaged the landlords of the finalist locations to provide space plans, at no cost to the DOC, based on their programming needs.  It was determined that DOC could fit in 10,000 square feet at the 101 W Ohio Street building, but they would require over 13,000 square feet at the other finalist location.  We realized the 101 W Ohio Street building was much more efficient thus requiring the landlords to provide initial space plans.  The substantial savings based on the square footage discrepancy, the ability of the DOC to utilize free state parking (101 W Ohio is two blocks from the State parking garage) and technology savings based on the 101 W Ohio building being connected to the State of Indiana fiber-optic backbone all resulted in the decision to move to 101 W Ohio Street.
